The universal warehouses for storing food and non-food products will be built at the expense of the developers according to Ozon’s technical specifications, which will subsequently be rented by the company on a long-term basis.
Internet Solutions LLC (the Russian legal entity of Ozon) plans to rent a warehouse of 40 thousand square meters. m in Yakutsk, is derived from the materials of the “Kontur.Purchases” system. The first stage will be launched in the second or third quarter of 2026, the second – a year later. The warehouse must be located on a 17-hectare plot of land, next to access roads and public service networks. A similar warehouse is planned to be built in Kaliningrad. Partner prequalification will end on January 17, 2024.
Ozon confirmed its plans to open warehouses. “In the coming years we really plan to open logistics facilities in Yakutsk, Kaliningrad and Irkutsk. To this end, we have already started looking for development partners to rent buildings to them on a long-term basis. According to the plan, the area of the warehouse in Kaliningrad will be about 20 thousand square meters. m “per floor” (area excluding additional buildings, for example, mezzanines), and in Yakutsk and Irkutsk – 40 thousand square meters. m. “by gender” each one,” said the market.

Ozon did not mention the possible amount of investment in warehouses. As Igor Krotenkov, director of warehouses and industrial premises at IBC Real Estate, explained to RB.RU in August 2024, the construction of such a facility can be estimated at 65-75 thousand rubles per square meter. m, without VAT. Therefore, the total cost of construction of a warehouse is 104 thousand square meters. m could amount to up to 7.8 billion rubles from August 2024.
In September, Ozon planned to attract developers to build warehouses in Krasnoyarsk, Novosibirsk and Barnaul, also using a build-to-suit model. Next, Ozon explained that delivery speed is a key factor when deciding whether or not to buy a product on the market, which is why the company continues to develop its logistics infrastructure throughout the country. According to Ozon, in the first year after the opening of the logistics center, the number of buyers and order collection points in the region doubles.
Marketing director of the Russian developer of the internal sales analysis platform on the Seller24 markets, Maxim Samoilenko, believes that the construction of new warehouse complexes using the build-to-suit model provides a significant advantage to sellers cooperating with Ozon.
“The new warehouses increase throughput and reduce order processing and delivery time. This is very important for hard-to-reach regions such as the Irkutsk region and Yakutia, Kaliningrad region. Logistics to these regions is complex and time-consuming, but these are really important territories where there are growth prospects. Consequently, the emergence of complexes will give a large number of sellers the opportunity to enter new markets,” said the expert.
