The developer company Samolet has launched real estate tokens to invest in digital square meters, the developer said in a statement. After the construction is completed, when the actual object is put into operation and sold, investors will receive income.

Digital meters (Digital Financial Assets, DFA) are an analogue of a security that can be purchased at any time on a specialized investment platform.

The company believes the instrument will appeal to a wide range of investors, as with the same liquidity as buying an apartment under a DDU for investment purposes, it has a lower entry threshold. In addition, you can replenish or partially sell the CFA at any time.

You can invest any amount above 50 thousand rubles. Investors will not need to waste time on the legal registration of the transaction, find a buyer for the investment property; all this will be done by the company that produces digital meters.

“We consider it an important advantage for investors that the sale of tokenized properties is carried out at the primary market price, which will eliminate the problem of discounting the secondary market price at the primary market price, which now reaches 20% for some projects”, said Kirill, commercial director of Samolet Khrapov.

How does it work:

The property is purchased on the opening day of the sales. Investors who have previously submitted an application for the purchase of digital meters on the Samolet website register on the website of the investment platform and transfer funds to pay for the issued digital meters.

On average, after two and a half years, when construction is complete, the property is put into operation and sold. All proceeds from the sale are distributed to investors.

The cost of digital meters, as reported, will grow due to an increase in the price of an apartment as the availability of the object increases, the residential quarter becomes crowded with infrastructure, and also due to inflationary processes.

Is it safe to buy digital meters?

Investing in real estate through the purchase of digital meters is just as safe as buying real estate under a stock deal. Investor money is protected by an escrow account and ownership is recorded on a distributed digital ledger managed by an investment platform overseen by the Bank of Russia.

Samolet intends to sell digital meters on the Atomize platform, which the Bank of Russia has included in the register of information system operators issuing and registering digital financial products.
