American investment company Hines has agreed to sell the capital’s Metropolis office complex on Leningradskoye Shosse, Vedomosti reported. Previously, Hines put the Bélaya Dacha and Pulkovo outlets up for sale.

A sales agreement was reached between PPF Real Estate, a member of the Czech PPF group, the American Hines and the logistics operator Leadertrans.

Sources familiar with the negotiations told the newspaper that the agreement is at an advanced stage. Information about the complex disappeared from the Czech company’s website. The company, which advises the transaction, noted that “the buyer of the property will be a Russian investment fund.

In 2015, the investment fund Hines Russia & Poland Fund and PPF Real Estate bought two of the three buildings in the business center and three years later the companies acquired the third building.

In 2022, after the start of the crisis and the introduction of anti-Russian sanctions, they decided to sell the business complex, the consultants point out. They add that a new legal entity has already been created for the transaction: BC on Voikovskaya. The company was registered in August 2023.

According to Stanislav Bibik, a business partner of the NF group, the cost of the complex could amount to 25-30 billion rubles. The head of the investment and capital markets department at IBC Real Estate, Mikael Kazaryan, estimates the property at approximately 34 billion to 36 billion rubles.
