Wildberries has commissioned an appraisal of a large warehouse in Khimki, the cost of which is estimated by realtors at 4 billion rubles. VB Engineering LLC, one of Wildberries’ subsidiaries, held a tender in July to find a contractor to determine the market value of the warehouse at 35 Vashutinskoye Highway, building 1 in Khimki. Information about the tender appeared in the Kontur.Purchases system and RB.RU drew attention to it. The materials published by Wildberries indicate that we are talking about a warehouse with an area of ​​about 46 thousand square meters. meter.

The property is to be valued in accordance with the Civil and Land Codes of the Russian Federation in rubles. At the time of publication of the text, Wildberries did not respond to RB.RU’s question about the purpose of evaluating the object.

Evgeny Bumagin, a member of the board of directors and head of the department for work with warehouses and industrial premises at IBC Real Estate, commented on the company’s plans to RB.RU. According to him, at the indicated address there is indeed a warehouse built in 2010 with an area of ​​about 40 thousand square meters. m, owned by the Fora-Pharm company. The object is put up for sale, the initial price of the asset is 4 billion rubles, VAT is not calculated, as it is sold through the sale of the entire company.

“The property is sold through the sale of the legal entity that owns the building. That is why the due diligence is carried out by the buyer,” the expert said.

According to Bumagin, the warehouse is interesting, first of all, for its location near the Moscow Ring Road, as well as for the isolation of the territory. Its advantage is the configuration of the site, where it is possible to organize parking for a large number of freight vehicles, which is unusual for facilities located so close to the ring road.

“Wildberries has a warehouse in Veshki nearby, which it sub-leases to the company Vkusville. It can be assumed that Wildberries is considering moving from the Veshki warehouse as an alternative location or is looking for additional space nearby for expansion,” says Bumagin.

According to Wildberries’ RAS report for 2023, the company will build 2.5 million sq. m of warehouses and will spend 103.5 billion rubles on them in 2024. The volume of warehouse space on the market should increase by more than 2.5 times. According to RBC, in April the Internet platform’s own area was 1.5 million sq. m.

Shortage of warehouses in the Moscow region

According to Bumagin, there is still a shortage of vacant premises in the north of the Moscow region, as well as in the entire Moscow region. The quality supply in the Moscow region in July amounts to 29 million sq. m, of which 23 million sq. m is in the Moscow region.

The total volume of commissioning is expected to reach at least 2 million sq. m by the end of 2024. This is mainly due to the completion of the construction of BTS facilities, the high demand for which was observed in 2023, IBC Real Estate estimates.

The increase in commissioning volumes does not help to solve the problem of space shortage.

“Most of the facilities are implemented before they are put into operation. With the continued growth of business activity in the Moscow region, the current demand is 1.9 million sq. m. The existing shortage of supply limits the vacancy rate, which does not exceed 1% as of the first half of 2023, so rental rates continue to rise,” Bumagin said.

The weighted average rental rate requested for existing class A dry warehouses is 10.8 thousand rubles per sq. m per year, for objects under construction – 11.8 thousand rubles per sq. m per year (excluding NUT, VAT and utility bills). Due to the significant volume of unrealized potential demand, as well as the continuing increase in construction costs, a moderate increase in rental rates is expected to continue until the end of the year by 12-15%, depending on the type of objects and their distance from the Moscow Ring Road, the expert believes.
