According to RB.RU, the Ozon market is planning to rent three new universal warehouses for food and non-food products, built by the developers on a “build-to-suit” basis. The warehouses will be built “at the developer’s own expense and expense according to Ozon’s technical specifications” and the company will rent them out later, according to the materials on the market.

The prequalification process for developers to build warehouses will continue until mid-September.

According to Internet Solutions LLC (legal entity Ozon), the area of ​​each universal warehouse will be 104 thousand sq. m, the construction period of the first stage is the II-III quarters of 2026, the second stage – similar quarters of 2027.

The buildings are expected to be built on 15 hectares of land, and it is important to have equipped access roads and the possibility of connecting to public service networks.

Ozon confirmed plans to build warehouse complexes for subsequent leasing.

“Delivery speed is a key factor in purchasing decisions, which is why we continue to develop our logistics infrastructure across the country. New storage centres allow us to reduce the distance between sellers and buyers’ goods across the country,” the company explained. According to Ozon, the new logistics centres reduce sellers’ costs for supplying goods and improve the business climate in the regions.

“According to our data, in the first year after the opening of the logistics centre, the number of buyers and order pick-up points in the region doubles,” the company explained.

Ozon did not mention the level of investment in each warehouse, nor the conditions under which the company rents them.

“With the current construction cost of 65 thousand rubles per sq. m (excluding VAT), the investment volume in one facility can amount to at least 8 billion rubles, including land and infrastructure,” Krotenkov said.

The expert added that, taking into account the high interest rate and the cost of financing, the developer expects to recoup the project in 10-12 years, if he retains ownership. By building for a client and then selling it to a specialized investor, the payback period will be significantly reduced even before the property is sold to the investor.

“In conditions of a shortage of quality developers and high market demand, the rates are dictated by the developer and for each project they are different, depending on the cost of the land, communications, the amount of the developer’s own funds and other factors,” said Krotenkov from IBC Real Estate.

Ozon plans to build a similar warehouse in Kaluga by 2027.

“We may see the next steps in terms of logistics and servicing of goods flows, which will take place after the opening of these warehouses. It is possible that this will involve expanding the geographical presence of the market, including abroad,” Samoilenko said.

By the end of Q2 2024, the area of ​​Ozon’s logistics infrastructure will increase to 2.8 million sq. m, and 134 million Russians have a pick-up point within walking distance of their homes.

“This strategy is paying off: every fourth Ozon order from April to July is delivered to cities with a population of up to 50,000,” the market’s press service told RB.RU in early August.
