As told to RB.RU Whitewill Dubai Chief Operating Officer Olga PankinaThe occupancy rate of Class A offices in Dubai has reached 93%. Demand remains high, especially given the limited supply of new space.

“Many projects are fully let during construction, with rental rates growing up to 64% annually in key areas such as Business Bay and DIFC. This is due to the UAE government’s active support for initiatives to attract foreign companies and specialists, which stimulates the office real estate market,” the expert said.

According to Pankina, investments in class A offices remain profitable. In 2024, transaction volume increased by 24%, reaching AED 2.7 billion (68.54 billion rubles). The rising value of offices in Business Bay, DIFC and the city center make this investment particularly promising.

“Dubai is actively implementing a strategy until 2040, which aims to increase the population and create favorable conditions for foreign companies by simplifying the visa regime and improving business infrastructure,” Pankina explained.
