CIAN analyzed apartment sales announcements in cities with a population of more than 500,000 inhabitants and found that the number of urgent sale announcements in November rose to 12.5 thousand, a record for the secondary market, analysts said.

Since March, the number of urgent sale listings has increased by 85%. The total number of ads for sale of apartments in the “secondary” for the same period increased by 29%. The share of urgent sale ads in the total number of ads has reached 4%, a two-year high.

Experts say that the number of urgent sales is growing against the background of migration processes and declining demand.

“Sellers are not ready for big discounts, but at the same time, buyers have more bargaining opportunities already in the process of substantive negotiations, and not at the stage of searching for ads,” said Alexei Popov, head of Cyan. Analytics.

The number of urgent sale announcements began to grow after the start of the special operation in Ukraine: in March they were 2.8% of the total, in July – already 3.9%.
