Ozon has announced a preliminary selection of developers for the construction of a new universal warehouse in the Moscow region, 15 km from the Moscow Ring Road, RB.RU reported. In July, the company found a partner to build a warehouse 30 km from the Moscow Ring Road.

According to Kontur.Zakupok, the area of ​​the new warehouse in the Moscow region should be 40-85 thousand square meters. The facility will be built “at the developer’s own expense” according to Ozon’s technical specifications and will be subsequently rented on the market (according to the custom-built model).

Ozon expects the new warehouse to be built in “one phase” and put into operation in the second and third quarters of 2026. The warehouse should be located on an area of ​​8 to 20 hectares and “strictly 15 km from the Moscow Ring Road,” according to the company’s materials. Equipped access roads should lead to the site.

The selection process must demonstrate experience in the construction of class “A” warehouses with a surface area of ​​10 thousand square meters.

In July 2024, Ozon announced that the Granel Group of Companies would build a warehouse for him in the Mikhailovo-Yartsevskoye settlement of the Troitsk district of Moscow, 30 km from the Moscow Ring Road along the Kaluga Highway. The area of ​​the complex will be 200 thousand square meters. The warehouse will house three buildings, parking lots, a checkpoint and a loading and unloading area.

  • In September it became known that Ozon was conducting a prequalification selection among developers for the construction of warehouses in Krasnoyarsk, Barnaul and Novosibirsk with an area of ​​104 thousand square meters. m each in 2026-2027. The company plans to build a warehouse of similar dimensions in Kaluga in 2027.
  • Igor Krotenkov, a board member and director of warehouses and industrial premises at IBC Real Estate, believes that each facility in Siberia could cost up to 8 billion rubles. The company valued the Kaluga warehouse at 7.8 billion rubles.

Ozon explained that warehouses are needed to increase delivery speed.

“Delivery speed is a key factor in purchasing decisions, which is why we continue to develop our logistics infrastructure across the country. New storage centres allow us to reduce the distance between sellers and buyers across the country,” the company told RB.RU. According to Ozon, the new logistics centres reduce sellers’ costs for supplying goods and improve the business climate in the regions.

Petr Markov, general director of the Anabar market analysis and promotion service, told RB.RU that all markets, including Ozon, are growing in the volume of products sold per year, and the more products are sold, the more should be in stock.

“In 2023, Ozon sold goods worth just under 2 trillion rubles, the average cost of goods is about 2 thousand rubles. Thus, a little more than 1 billion products were sold during the year. To sell 1 billion products in a year, it is necessary to have about 200 million products in stock in order to always have a full assortment matrix. This year, Ozon plans to sell 3 trillion rubles. That is, it is necessary to proportionally increase warehouses for a larger number of goods – from 200 million stored goods to 300,” explained Pyotr Markov.

The expert added that building warehouses takes time, so now we need to think about warehouse complexes with a commissioning date of 2026-2027.

Markov added that the market needs not only storage capacity, but also proximity to customers.

“If we try to order most of the products from Wildberries and Ozon in Krasnoyarsk, for example, we will see an unpleasant fact for the latter: the speed of delivery of most products from Ozon is slower. That is, if many products are available for delivery tomorrow or the day after tomorrow from Wildberries, then from Ozon it is 3-5 days. Of course, this is an advantage of Wildberries that Ozon must neutralize. That is why it needs to build warehouses close to its customers,” the expert explained.

According to AUREK co-president Tatyana Gudina, the number of delivery points, sellers and customers has increased in Ozon, and warehouses are needed for fast logistics. The appearance of warehouse complexes in different parts of the Moscow region benefits sellers, acceptance and storage of goods.

According to preliminary data from the consulting firm NF Group, 120-130 billion rubles have already been invested in warehouse real estate in Russia in the first nine months of 2024, which is higher than the figure for 2023. It is expected that 150-160 billion rubles will have been invested in warehouses by the end of 2024, which will be a new historical high.
