The decrease in the number of buyers is explained by increasing competition among retailers, the high sensitivity of visitors to prices and the gradual return to shopping centers of people who come not only for specific purchases.

Experts say that the current dynamics indicate a gradual return to the normal functioning of the shopping center: today the buyer came to search, and tomorrow he will buy the goods. During the crisis, due to the reduction in the number of operating points of sale, visitors made purchases more frequently.

  • In February-March 2022, the behavior of shopping center visitors was often determined by psychological factors. The rise in prices and the context of negative information due to the start of a special operation in Ukraine caused first a short-term run and then a sharp drop in activity.

  • Nadezhda Tsvetkova, head of commercial space rental at CORE.XP, doubts that traffic will continue to increase outside of the peak season and notes an overall decline in purchasing power. At the same time, the gradual occupation of the space left after the departure of international brands will have a positive effect, she added.
