Promsvyazbank can cancel the commission to developers on preferential mortgages, writes Kommersant referring to market participants. PSB, like other large Russian banks, began charging a commission to developers due to reduced government subsidies; in Promsvyazbank it was 3.5%.

According to the publication’s sources, the new conditions in the PSB will come into force on January 30. At the same time, interlocutors note, there have so far been no cases of cancellation of commissions among Russian banks. 3.5% This is much less than in Sberbank, VTB and Alfa Bank, explained the head of the mortgage department of Level Group, Yulian Ovechkin.

At the same time, the establishment of a promoters’ commission did not change the situation with the number of loans granted. The issuances of the last two weeks of January are comparable to the results of November-December, the publication indicates, citing the DOM.RF report on preferential loans.

“Banks need to increase their loan portfolios and developers need sales. Market participants will have to find a compromise,” Sergei Gordeiko, chief expert at Rusipoteka, told Kommensant.

At the same time, Sberbank and VTB previously announced the negative profitability of preferential mortgage loans at the end of last year, when the authorities reduced subsidies.

  • The Central Bank previously criticized the new scheme for banks to work with developers. The charging of a commission and the fact that the client offers a loan for the purchase of real estate only to banking partners poses risks to the principles of competition, considers the regulator.
