Analysts interviewed by Kommersant attribute the price increase to the early onset of seasonal growth in demand, the emergence of additional categories of tenants and the slow recovery in the number of offers.
According to Cian.Analytics, the average cost of renting a one-room apartment in 16 cities with a population of over one million, as well as in the Moscow and Leningrad regions, in July is 29.4 thousand rubles per month, and a two-room apartment is 43.4 thousand rubles.
Etazhey experts note an increase in prices for one-room apartments by 1.9%, up to 28.7 thousand rubles per month, and for two-room apartments – by 1.3%, up to 35.5 thousand rubles. According to Avito.Nedvizhimost, the price of apartments increased by 3.4% on average, up to 30 thousand rubles per month.
According to Cyan, the rent for one-room apartments rose the most in St. Petersburg – by 9% to 40.4 thousand rubles per month. The average cost of renting a one-room apartment in Moscow for 30 days increased by 7% to 61 thousand rubles per month.
Two-room apartments are rented in the capital for an average of 104.5 thousand rubles per month, an increase of 6% in 30 days.
One of the main reasons is a significant decrease in the volume of options. According to Cian.Analytics, the number of offers decreased by 30% over the year. According to Yandex.Rent director Roman Zhukov, renting studios in the largest regions of Russia during the year decreased by 7.2%, one-room apartments – by 29.4%, two-room apartments – by 19.1%.
According to the forecasts of the director of Cyan.Analytics, by the beginning of September, against the background of increased tenant activity and erosion of supply, the average cost of renting apartments in cities with a population of more than one million inhabitants will increase by another 10-15%. Zhukov also predicts an increase in the average rate, noting that “the dynamics will hardly be critical.”
