In November 2022 and 2023, renting a one-bedroom apartment required 62.6% and 69% of salary, respectively. If we consider the average accumulated salary in the capital, the proportion of rent is 57%. Two years ago it was only 45%.

The increase in rental housing prices significantly exceeds the rate of increase in wages, even taking into account the shortage of personnel in the real estate market, notes RBC. The average rental price for a one-bedroom apartment with an area of 37.5 square meters. m in Moscow has increased by 63% over the past two years, while the proposed salaries during the same period have increased by only 40%. Now you can rent a one-bedroom apartment in the capital for an average of 72.2 thousand rubles, according to Cian data.

The rapid growth of rental rates is due to both the increase in the key rate and the reduction of preferential lending programs: if it is impossible to buy ready-made housing, citizens rent apartments en masse, which inevitably leads to an increase in prices, Mikhail Goldberg. , the head of the Dom.RF analytical center explained to RBC.

In August alone, the price of renting one-bedroom apartments in Moscow increased by 10% compared to the previous month, Miel analysts calculated. At the same time, according to a study by Inkom-Real Estate, there are seven times fewer unoccupied apartments in the Moscow real estate market than there are people willing to rent them. The cheapest place to rent a one-bedroom apartment in October 2024 was New Moscow; The minimum price then, according to Domklik’s calculations, was 29.3 thousand rubles.

The most expensive areas of Moscow to rent an apartment in November this year were Tverskoy, Khamovniki and Ramenki; The average cost of renting a one-room apartment in them is 180 to 200 thousand rubles, and a two-room apartment – from 250 thousand to 600 thousand rubles.
