For January, the cost of renting homes in Moscow decreased by 7-14% depending on the vital space, said Alexei Popov, head of Tsiyan. According to him, the situation in the market of new buildings will further affect pricing dynamics.

Popov said that in the last 4.5 months the cost of an apartment of a rented room has fallen into an 8%price, up to 68 thousand rubles on average, the study, by 7%, up to 67 thousand rubles and two – apartment room: in 14%, up to 110 thousand.

One of the reasons for reducing prices is that its growth in 2024 was ahead of an increase in the income of the Russians, believes Popov. “Office workers that constitute the main participation of the tenants of the capital, the salary growth rate is gradually decreasing, and the last two years rent more than the inflation rate, and according to any estimate,” said the expert.

According to Popov, this year the situation with new buildings will affect the dynamics of the Moscow real estate market: the preservation of the demand for new homes will lead to a decrease in the cost of rent.

In November, the cost of renting an apartment of a room in the capital for the first time reached a level of 73.4% of the average salaries offered to the Muscovitas, RBC reported with reference to the data of Tsiyan and HH.RU. In 2022 and 2023, 62.6% and 69% of the salary were required, respectively, in the same calendar period to rent to Odinok.
