The Gazprombank structure has become the main competitor for the purchase of mega shopping centers from the Swedish Ingka centers. The parties, according to Kommersant sources, have reached some agreements.
Ingka Centers said that the company is considering different options for mega shopping centers in the Russian Federation and that the process itself takes time. Gazprombank had no comment.
Ingka owns 14 mega shopping centers in Moscow, Moscow Region, Leningrad Region and other regions with a total area of 2.3 million square meters. m The company also owns IKEA, which occupies large areas in Mega. According to Forbes, in 2022, Ingka’s income from renting space in Russian shopping centers decreased by 19% year-on-year, to $285 million.
The head of the Russian guild of real estate developers, Alexander Sharapov, estimated the cost of the shopping centers at $2.85 billion, excluding the 50% discount required for approval of such transactions by a government commission. He believes asset sales could include a buyback option.
