The management company, where Sokolov owns 100%, received 49% from SZ ZhK Tekuchev LLC, the developer of the residential complex of the same name. The transaction was registered on September 25, according to the Unified State Register of Legal Entities.
The share previously belonged to Lernako LLC, the president of the Rostov football club (playing in the RPL) Artashes Harutyunyants. Following the agreement with Contrada Capital, the company completely withdrew from the project.
The second participant of SZ ZhK Tekuchev LLC is SZ Brig LLC, a structure of the large urban developer SMU-1 (revenue for 2023 amounted to 3.8 billion rubles, net profit – 1.4 billion rubles) from Aslan and Aslanbek Dzhioev.
- Lernako LLC founded SZ ZhK Tekuchev in November 2023, receiving 99%, and Arutyunyants personally owned another 1%. On December 1, 2023, 49% of the promoter became owned by Brig, in August the share of the promoter Dzhioevs reached 51%, another 49% remained with Lernako. The president of the Rostov football club stopped owning 1% in November 2023.
The delivery of the first 25-story building “ZhK Tekuchev” is planned for the second quarter of 2026, according to data from the project declaration published in the Unified Information System for Housing Construction (UISHS). Of the 1,348 apartments, 14% were sold as of June. The cost per square meter is 146 thousand rubles, with the average price of a new construction in the region being 119 thousand rubles. Over the year, the cost of apartments on the primary market in the Rostov region has increased by almost 20%, according to data from the UISZhS.
According to the project statement, the construction cost of the residential complex is 4.65 billion rubles. The developer received a loan of 8.1 billion rubles with a maturity date of September 2027.
Contrada Capital did not respond to RB.RU’s request at the time of publication of the material.
